How do we design an office for hybrid working?

Hybrid only works when the space earns the commute. We start with how your teams actually work, then design around four zones: focus (quiet, acoustically considered), collaboration (huddle rooms, project spaces, writable walls), connection (kitchen, social, town hall) and client experience. Desk ratios typically sit between 6:10 and 8:10 depending on your office policy. We specify hybrid-ready AV in every meeting room so remote colleagues are equal in the conversation, and integrate booking tech (desks, rooms, lockers), so people can plan their day before they leave home. The IOPP team put it well: “we’ve exploded the myth that you’ve got to have a desk to be effective.”

How long will our office fit-out take?

Most projects take 8–16 weeks on site, depending on size and complexity. There’s also a design and pre-construction phase before that (typically 6–12 weeks) where we lock the brief, the layout, the specification and the programme. We give you a clear, honest timeline from day one, with weekly updates throughout, so there are no surprises and your move-in date stays the date we agreed.

Do you design sustainable offices?

Yes. As a B Corp, sustainability is baked into every project – from low-carbon materials and reused or refurbished furniture to circular design strategies that keep waste out of landfill. Our in-house sustainability manager works on every brief, and we have deep working knowledge of WELL, SKA, NABERS, BREEAM and LEED so the right framework supports your ESG commitments and reporting from day one.

Do you design offices for startups?

Yes. We design offices for early-stage tech and creative businesses, and we also design the coworking spaces they often start out in, including projects for Runway East, x+why, BLOCK and FOUNDRY. We tend to stay in touch as our clients grow, and when they outgrow their coworking space we can help them find and fit-out a home that matches the next stage of the business.

How do you support scaling agencies that are experiencing rapid growth?

Growth is rarely linear, so we design with that in mind. That means modular layouts that flex as headcount changes, neighbourhoods that can be reconfigured rather than rebuilt, and infrastructure (power, data, AV, acoustics) specified to handle more people than day-one needs. We can also phase the fit-out, so you take floors or zones as you grow, rather than paying for empty space. Can you fit out an office while we’re still working in it?

Yes. Tech and creative teams rarely have the luxury of going dark for three months, so we’re set up to deliver around live environments. That means phased works, agreed quiet hours for noisy trades, dust and acoustic containment, out-of-hours installs for major elements, and a single point of contact who keeps you informed daily. The aim is simple: your output stays sustained and your team barely notices we’re there, until the next zone reveals itself.

Can an office really help with recruitment?

Absolutely. The office is one of the most visible signals of your culture; candidates form a view of you the moment they walk in. JLL’s 2024 Future of Work research identified talent attraction and retention as one of the top three corporate goals shaping workplace investment, and described “destination workplaces” as a key driver of recruitment and retention. How do you incorporate brand image into an office design?

Brand belongs in the bones of the space, not just on the wall. We start with what your business actually stands for (your story, your values, the way your teams talk about the work) and translate that into materiality, colour, lighting, wayfinding, meeting room names, the arrival experience and the moments clients see first. Done well, it feels distinctly you without ever needing the logo. As Wendy at Nuvias put it, we “fully interpreted our ideas and plans” to deliver “a bespoke and functional space which fits perfectly with our business.”
