3 Callaghan Square: a new venture for Rightacres
Rightacres came to us with a first.
As one of Cardiff’s best-known commercial property developers, they were used to delivering high-quality buildings and leasing empty floors.
But at 3 Callaghan Square, they wanted to explore a different approach. A landlord-led suite of offices, move-in ready for occupiers. AKA, Primed.
With a proven track record of transforming vacant space into desirable workplaces, we were perfectly placed to bring Rightacres’ vision to life.
A delicate balancing act

After touring several fitted offices in Bristol, Rightacres realised their favourite spaces had one common denominator: Interaction.
The challenge was to create a workplace with enough personality to capture attention, while still leaving room for tenant personalisation. Every design decision needed to consider the broad range of occupiers who might call the space home.
Striking the right balance between character and commercial appeal was crucial to the success of this project. Read on to see how we did it.
Bringing the concept to life
A space for everyone
Collaboration sits at the heart of the floorplate.
Rather than relying on a conventional arrangement of desks and meeting rooms, we introduced a variety of settings to support different ways of working.
Comfortable lounges create informal places to meet, shared tables encourage spontaneous conversations, and dedicated desking areas offer space to settle in and focus.
Together, these elements create an intuitive flow through the office, giving people the freedom to move between individual tasks, team discussions and everything in between.
Design Details
A Cardiff workspace, built differently.
When it came to the aesthetic, we looked beyond the usual Welsh stereotypes.
No red dragons. No daffodils. None of the expected Cardiff iconography.
Instead, we drew inspiration from the Welsh countryside, translating its lush greens and earthy reds into a sophisticated interior palette. Landscape photography from Molyneux features throughout, celebrating the region’s scenery and creating a visual connection to the world beyond the office.
Warm materials and carefully considered finishes bring depth to the scheme, creating an inviting atmosphere that feels contemporary, calm and rooted in a true sense of space, whilst still remaining neutral enough for tenants to make it their own during occupancy.

Our design concepts and blueprints gave prospective occupiers such a clear picture of what was possible, interest turned into commitment before construction had even started.
