Rejuvenating a prime property

Redde Northgate lease a building in a prime location in Bath – however it has been unoccupied for some years. They decided it was time to reinject life back into the potentially desirable building in order to secure new high-quality tenants. Interaction have worked on many successful projects in the Pinesgate development, so we knew we could help them create a space which instantly aligned to market dynamics and the needs of potential tenants.  

The addition of a new glass roof in the atrium opens the space, creating a bright and welcoming entrance.

Creating a ready-to-let space

Stripping back to basics.

We stripped the building back entirely to its shell before carrying out a full CAT A refurbishment – including the removal of all mechanical and electrical elements, and flooring.

There is new mechanical & plumping throughout, including hot & cold-water feeds.

We’ve provided new distribution throughout, also fitting a new Bauder singly-ply roof, metal pan ceilings and flooring.

In the lobby and reception area, a new lift has been fitted and finishing touches include spraying existing internal balustrades matt-black for a contemporary industrial feel.

The toilet and shower facilities have been refurbished to a high standard, encouraging active travel, such as cycling.

Spread across two floors are two self-contained 15,000 sqft office spaces with the first floor already let. The space on the ground floor remains open plan, leaving it easily adaptable into two separate offices allowing for flexibility depending on the requirements of prospective tenants.

Landscaping outside and of the internal courtyard which conjoins the two buildings, consisted of stripping everything back, adding new stones and new edging.

The building has been transformed into desirable office spaces within walking distance to Bath City Centre.
